Hello S. I think your agent should provide the disclosure to a buyer who requests a copy. I would not provide a copy of the disclosures without being asked. Once someone shows more interest in the house, I think it makes sense to put the cards on the table as it may help the person to make an offer. When I write up an offer for a buyer, I ask for the seller disclosures and copies of any available reports before I write up the offer as it will help the buyer in writing up the offer. I think it's better to know as much as possible about the house prior to making an offer to avoid having to submit requests for repairs later. I hope this makes sense to you.
