sex offender in my neighborhood will it affect my property value?

In my opinion, a Home is only worth what someone will pay for it.

So Mary, ask yourself this.
If you were a buyer, how much would you pay, to live in a neighborhood with a sex offender?

Would you buy the same 3 bed 2 bath on the block with the offender or on the block without the offender?

Would you pay more to live on the block without the offender?

As William points out in will not matter to the appraiser, However to the educated buyer it will matter.

Personally, I would rather live in front of the expressway, under the power wires, next to the abandoned asbestos plant. Then have a sex offender as a Neighbor.

It would depend on the buyer. My wife and I go into the state Sex Offender web site when ever we find a home we like and do our homework on the area. We have eliminated a lot of homes because of this. Even if the home is great ,if there is a sex offender nearby, forget about it, especially with a child. If people do the homework on the area and see this you wont get offers. Sure your home is apprased at a certain value, it could be a million dollers but I would never move to an area with a sex offender. Value is in the eye of the beholder, or I should say buyer.

Absolutely not, when your house is apprised they look at certain things in a house espically improvements made over the years. They will not take into account a registered sex offend lives next door. Let's say you go to sell your house, the buyer will have to find that information on his or her own. Its no your responsbility to tell them. Thats my view on it.
