The location you've described is a wonderful and desirable area in the Pacific Palisades. Depending on the lot size of your property, it may even be a developer's dream! You are describing a very special neighborhood of the Palisades. I have sold many properties on Chautauqua, north of Sunset, some more than once. It is one of my favorite areas ! One property was purchased by a father as a surprise birthday present for his adult daughter (where did I go wrong in choosing my parents ?). Another by a couple, who rebuilt the property with an embellished version of the same floorplan, because the original house suited the beautiful site so well.

will if your home is on the eastside then you are on the rim, and that is a coveted location on chautauqua
you are just outside of the alphabet streets on a larger lot with a view. what do you need to know? you are in my zone. i work this area extensively. depending on the age and condition of your home you are close to $800 per foot as a place to start. you are welcome to call me if you need further information i would love to assist you. i have buyers for your home

Hi Will - this is an excellent time to consider putting your home on the market. We have tremendous momentum so far this year on the Westside and there's no better example of that than the SFR market in the Palisades. It's probably been a while since you've heard the term 'Seller's Market' but that's exactly what the market was in February. Just 5 months of inventory based on the market absorption rate and with the continuing momentum we're seeing, the situation could well become more pronounced.

That fact translates to opportunity for a seller, as these circumstances can and do have an upward influence on pricing. Speaking of which, even the Median Sold Price for February was up by 14% year-to-year.
