With so much for sale the challenge is to differentiate your property from the rest in a way that is appealing. There are many options such as special financing available, taking an architecturally interesting space in your home and making it a unique focal point (get a professional opinion before starting), getting your listing in every web site( there are alot and 40% of sales comes from the web, check out the home improvement/decorating shows on TV for cost effective ideas, put a free ad in craigslist, etc. Sit with your agent and brainstorm what is unique about your home, community, lifestyle etc. In this market its not one thing that will bring in the buyers but a combination of efforts. Having a home that shows well and is priced competively only gets you in the game. Everybody has to do that just to play. Now what can you do above and beyond, that is cost effective?
