If you have an option then it might be advisable to get opinions from both a commercial and residential broker. It might also be prudent to have it appraised. an appraiser will complete a "highest and best" analysis for the property. Of course there are issues like zoning, potential uses, traffic count.....

Commercial will bring a higher price on an open market 10 times out of 10, but depending on your zoning, county use maps and other factors it might not make sense to sell it as "commercial." Commercial buyers are often more savvy than the average residential buyer.
