Is the house ready for sale? Are you ready to sell it and move on to another home? If the answer to those questions is yes, then it is a good time to sell your home.

However, just as prices are rising in your area, they are rising all over the nation. So you are not likely to profit excessively from the sale nor are you likely to find a ready to move in home at a bargain price.

Great question.....so let's turn it around and look at it from a different angle.

It's a great time to be selling a house because it's a great time to be buying a house. Prospective home buyers are thinking about 4 major items that are driving their home purchasing. According to a recent article on Forbes.com.......

1. Interest rates are going to rise in 2014. They can't stay this low forever.
2. Home prices are already rising and that trend will most likely continue into 2014.
3. Homes are still affordable for families. The longer buyers wait, the less likely they can afford to buy.
4. Buying a home now protects the new home owner from inflation. Locking in a low interest rate for 30 years is a real plus! Don't you wish you could do that with every thing you need like groceries, gasoline, etc.?

It depends of your purpose. According to your question, it sounds to me that you want to speculate the market and you are asking us, realtors, when the new apex of the market will be. That is fair enough a question but we don't know when that will be. We will only sense it when we are near it, though.

However, back in the early part of the first decade of 2,000, when prices of real estate across the nation were rocketing, in the beginning of 2005 the writing was on the walls everywhere. The media and us Realtors warned people everywhere that the proverbial bubble is about to burst. Some people listened to us, sold their houses and realized a great profit while a great many were greedy, they waited too long and they missed the boat. Back in 2008-09, so many of my clients or social friends who asked me that same question back in 05 cried and admitted "I should have listened..."

We are now about 18 months in this resurgence of the market. Use your gut feeling.
