Hey Mary,

This price depending on condition, is not crazy at all. Typically homes located on waterfront property are substantially higher than homes listed, say, two blocks from the water. I would love to see if this home sellers for close to asking, as in my experience, home buyers here in Throggsneck tend to shy away from homes listed in the millions. I wish your friend the best of luck and if he ever needs any advice he may call me directly anytime.

Mary I have a semi detached 2 family with over 4K sq ft in Throggs Neck on the water with beach rights. Ive had it listed for about a year now and I started it at 1.2 million. Now I have it at 989K. Its going to be tough. Good Luck.

Hi Mary,

I work alot within the Throgs Neck area. My agency right now has 2 and 3 bedroom condos (new construction) waterfront for $725,000. This is just a condo with 3000sq ft. We have one three bedroom waterfront left. They were the first to be sold. Many of my customers are asking for waterfront proprty and in Throgs Neck. We can run the comps and see what is possible. Not at all. While I don't know what your friend's property is worth, it's true that waterfront property on the Long Island Sound is pricey everywhere--and Throggs Neck is no different. Check out this beach front property on Philip Avenue listed for $2 million.
