how much value can adding a 3rd full bath bring?

We have a two bed house with 2 full baths. The lower level (3rd bedroom/family room) had a 1/2 bath which needs to be remodeled due to water damage. Is it worth it to convert to a full bath?

Bathrooms complement other rooms in the house. If the 3rd bedrom or family could be used to house guests, then a full bath would be a great upgrade. Bathtubs are really not that expensive, nor are the one piece tub surrounds. The finishes need to match the rest of the house, so do not over do it or under do the remodel.

Full baths are always a good selling feature. In this market it may not add a lot a value, but if you're looking to sell, it may help you find a buyer more quickly.

Check with your agent for comparables and see how homes sold with different numbers of bed / bath.

I agree with Mack. If there's space--and since you have to remodel it anyway--I'd make it a full bath.

The devil is in the details, and so is the answer.

People really don't buy specs, they buy homes. As such, they want the rooms, especially the kitchen and bathrooms, to be comfortable.

If you can readily fit a tub and shower, there's no reason that you shouldn't. But you shouldn't make a cramped bathroom where a sitter gets their knee banged by a door, or where a sink user is falling into the tub.

If you're trying to grab space from another room, consult a local agent who can advise you as to how the modified floor plan might fit into the marketplace.
