Hello Ladda,

There is no set standard for professional fees in California, as everything is negotiable.
Typically they range from 5-6% depending on the marketing being used to sell your home, and how much you are willing to pay to ensure buyer's agents bring their clients to your home.

Broker fees are negotiable, however, I believe that in a buyer's market it becomes difficult to provide a seller with a fabulous marketing campaign if you charge less than 5%.
There are discount brokers available to you but you will be doing the open houses, showings, paying for ads, etc.
You just can't get Cadillac service and pay Chevrolet price.
This is a difficult market and it takes a lot more money to properly market a property for sale.
I have been a realtor here in San Diego for the past 34 years and I have seen a lot of discount brokers go under.

Real estate commissions/brokerage fees are highly negotiable, as are levels of service--particularly in the San Diego real estate market. Here, you will be able to find fee-for-service brokers where you pay a set fee for predefined services--or contingency based services, where the agent or broker is paid only if the property is successfully sold.

What appears to be occurring in San Diego is that commission rates seemed to drop when the market was strong, listings were moving quickly, and needed little more than a sign and a listing in the San Diego MLS to be sold.

During the past couple of years, though, the San Diego real estate market has tightened considerably. It generally takes much more time and effort to sell properties--and we are seeing higher sales commissions being offered to the selling agents. In addition to time and effort, it also takes increased skills for the real estate professional to market, scrutinize buyers, and carry the sales transaction to a successful closing.

Fees are not set or standard. Each business determines the services they will offer and the prices they charge. Anti trust laws prohibit price fixing and online discussion of fees may be construed as a violation of anti trust laws. Therefore, few agents, if any, will be willing to enterain this disuccsion with quotes of numbers, etc.
