how do i fire my agent?

Believe it or not, most agents go out of their way to keep their customers happy....however, there are always exceptions.

Every problem comes with a set of possible solutions that as others have mentioned previously should begin with an open discussion with your agent and an opportunity to make adjustments that follows but be prepared to hear their side of the story.....

By putting all the cards on the table you should find some clarity that will hopefully lead to the changes necessary to make you happy. Should this not produce the necessary changes, then it would be appropriate to take your issues to their broker/manager or beyond.

Have you considered a discussion with your agent....or you could consider contacting his/her broker owner and or office manager, and voice your concerns; you could ask to be assigned another agent from within for the duration of the agreement.

Are you under contract? If not, legal issues aside, because I am not a lawyer and cannot give legal advice, the best way is by mutual consent. i got a reverse mortgage on this house so that my mother could remain in her home and not have to go to assisted living and have a limited amount of time to sell, he knows this. i've already filed one extension and only have one left. I WILL NOT LOSE THIS HOUSE TO THE BANK BECAUSE THERE'S NO EFFORT BEING MADE TO SELL.

telepathy has nothing to do with it. i HAVE CONTACTED HIM. trough emails and facebook i've been doing his work for him. i made a three page features listing that's at the front door. made the video. i have cameras so that i can see the showings and from what i've seen the agents that show the house just wander around with nothing to say to the prospective buyers, most of them walk around with their mouths open looking around, no comments no nothing. that's why i made the video.

Isn't that the only option available if you choose not to have a meet up and proceed with an honest, transparent, sincere conversatioin with your agent regarding your real esate concerns?

Shown 9 times. Appraised 4 years ago! Build costs. Clearly there is a chronic need for updated communicatins.
Cut the agent some slack. New bride. Baby on the way. For all we know the mother-in-law came with the deal! If anyone needs a little slack...that looks like the dude.
But that does not exempt your agent from his responsibility. Pick up the phone and schedule a meet up. If the solution is a new agent, you will be surprised how EASILY this can be done. However, please don't rely on telepathy.

If you the agent is not looking or falling to meet your
best interest, then you might speak with his/her broker.
If you still feel there is no change, just ask them to release
you from your contract.

Depends on the relationship buying or selling. As a buyer's agent if you never signed an agreement then you can walk away. If you signed an agreement its like breaking up with your girlfriend just give a notice, it's usually 24 hours.

he is very involved with community, his new marriage, baby on the way, and politics, the only way we conmunicate is through facebook. this house has been on the market since april and has only been shown 9 times. i;ve reduced the price to 425k it was appraised four years ago for 400k when i got a reverse mortgage. it was built for over 480k and has had a 1600 sf shop with apartment built since then.

First question is.... are they working for YOU? What sort of relationship do you have with him/her, and what does your disclosure state? Do you have your home listed with them?

Hi, I would be honest with them and tell them you are not happy. If they don't understand what they have done wrong they won't change in the future. Your listing agreement will detail what your options are since everything is mutually agreed upon up front. There is a clause in the Exclusive Right To Sell agreements that states they may be able to charge you for any marketing costs if the contract is terminated prior to the expiration date.

Tell him/her to cancel the listing. If he refuses, Report him to local MLS & your state's licensing agency
