how do i advertise an open house for a for sale by owner?

After doing open houses for may years and spending a considerable amount of money on these activities, talking to people that attend them about how they heard about the open house, it bacame clear that a very small fraction of those that attend, do so as a direct result of the event being advertised.

The majority of open houses that are held are unadvertised......advertising is done mainly for the owner, that thinks it makes a difference. Our recommendation is to put out several signs and forget about advertising the money .

I have had a lot of success with Craigslist. Usually about half of the folks that show up saw my ad on there. It needs to be detailed and have pics. Make sure to include the directions, even though there is a map...sometimes they don't see that link. Post it about 2 or 3 days before the Open House. Then on the day of the Open House (that morning) go back into your account, Copy the ad, delete it and then then Paste it onto a new posting for the Open House. Craigslist won't allow you (usually) to repost the same ad, so by doing this your bump your ad up to the top of the page.
