how can i find out what real esate firm or agents have sold the most listings in a specific area?

I am looking for the best possible agent in the northern liberties/fishtown area and need a proven track record.

Great question! Just because an agent has a lot of listings or sold a lot of properties does not mean that they are the best agent. The best agent for you is someone who will be what "you" need them to be. If honesty is important to you then you need to find out how honest agents are. Does the agent just yes you to death simply because they want your business or will they tell you how it is? Is ethics important to you? Is protecting your best interest important to you? How important is knowledge of the Agreement of Sale and will your agent know it inside and out so as to get you the best possible deal for you? So, you shouldn't just count how many listings an agent has because having a listing means it hasn't sold yet. Selling a home doesn't mean that agent is the best. Of those homes that agent sold, how many was that agent a "dual" agent which means they represented both sides which means that agent was not negotiating for the buyer or the seller. They were simply a mediator. Do your homework and actually interview agents.

Lyrica, if you are doubtful about the ratio of agents to # of sales, that also will be disclosed in the HomeExperts report. Then you make the decision.

Seeing how many signs are in a neighborhood can be misleading. After all, that only means that the homes are on the market. You should get good referrals from friends and family, or get good data. Better yet, get both, and then make your decision.

I think you asked a great question, one that many other people might wonder about.

You need to be concerned about the sale of your property and not the sale of others. With no dis-respect to Realtors that sell many listings, I have "picked up the pieces" after a seller listed with a "top agent" and it was not pretty. For agents with a lot of listings it is a numbers game. If a couple of properties don't sell, it's no big deal.

The sale of your property IS a big deal to you. So I suggest talking with three Realtors and selected the one that you believe will do the best job. Not all Realtors are alike, and you want the Realtor best for your needs.

Ask your friend, neighbors and co-workers. Network until you get a recommendation. Don't just be fooled by the biggest ad or the person with the most listings or the person who sells the most.

They might not be the best person for you.

You and your agent need to have trust, friendship and understanding to make you feel comfortable in the process!

The person who sells the most may not be the best. As agent who sells new homes can sell 200 in a year all in 1 community so the numbers are skewed. Your best bet is to find someoen who is familiar with your area, familiar with you type of property and someoen who can meet your goals and wished to get the house sold quickly and at the best price obtainable.

You shoudl also ask what their marketing plan, where they advertise, what they think the value of your house is, what they think you should ask and what they think you will get. Make sure they only do assisted showings. Larger agents use unassisted showings where someoen calls a showing desk, usually in a nother state or even country, they are given a lock box code, you have a stranger in your house and no one is there to explain to them what makes your house special, where is the lot lines or how old is the roof. Bigger is not better, often they wont have the tome to give you as they are spread out too much, consider independant brokers, family brokers and such. You will get personal and professional service you may be happier with. good luck in your sale

There a specific Internet software called WyldFire that allows me to track who's doing what. I always use this as part of my listing presentation so you can see results.

I would suggest looking for a particular agents signs in your area - that's usually a pretty safe way to see who's active.

Beware fo companies that talk about how much Real Estate they sell as they never disclose how many agents it takes to sell those homes. If Agency "A" sells 20 homes with 10 Agents and Agency "B" sells 30 homes with 50 Agents, which do you think would serve you better?

I would call local agencies and ask to speak with the Broker, then tell him to recommend an agent that is experienced in your area. Do that to a few agencies and interview a few agents and then pick from them.
I have a list of questions every seller should ask there agent if your interested in that. Also look for agents that have designations. ABR, GRI, CRS etc.... these agents have spent time and money on their career and have learned a lot!

A brokerage with a user-friendly, informative interface will likely also engage user-friendly and informative agents. Most people prefer to do business with people they like; it's advisable to locate an office that offers the characteristics important to you and then interview several agents. You might determine a newer agent may better provide the service you desire as they can dedicate more time to you. Top prodcuers, on the other hand, have deep data bases and expertise. Your decision to hire an agent should all be predicated upon what suits you best, not necessarily who produces the most. Hope this helps!

The multiple listing service MLS has this information. We are proud to advertise the fact that our company has listed and sold the most homes in our area for the past 15 years. Barring any company in your area who has demonstrated such a long term record of sales, you could call the MLS Realtors Association for this information. At any rate, a good national company may be a good bet also because of their national reach. Visit company websites. Look on for your area. All the MLS listings feed to the website. You can isolate your search to a city or even a zip code. Look in the newspaper for ads. Good luck to you.
