Devincenzo, Home Buyer in Mansfield, TX

hello, I am loking to buy a new home south of Dallas that has a utility pole in the backyard along with an easement. How will that hurt resale value?

Utility poles are generally not that much of a hinderance. They can be unsightly, and may not be preferred by some buyers. Transformer lines with the large towers are the ones that cause the most concern. They are very unsightly, and many people still have some fears about the effects they may have on health. Although that has not been proven. Easements are standard , all lots have some easements.

Someone will buy the home. It will most likely impact you at resale by easily doubling the time and number of showings to find a buyer like you who can overlook it. It may also give someone a highly visible negotiating tool when they want to buy the home from you. If you are going to throw out rule number one in real estate (location), know that there may be consequences.

I'm not sure there is a way to discount for easements and utility poles.
Some people would never buy the house, obviously to a lot of people it doesn't matter.
Somebody bought there before, and the price must be good enough you are considering.

Does it cause a pause for some, probably. It is worth much discount???
