As long as the signed gas lease (along with the mineral rights) transfer to buyer at close it hasn`t really affected prices,as far as skyrocket prices,unless someone is actually getting a royalty check.Bare land, yes the lease`s have affected property prices, its sent them higher! Investors have been willing to pay higher prices for a big chunk of acreage.Hope this helps.
