how do you find out how long a particular house took to sell, aka DOM, specifically for New York City? I am a regular person not an agent seeking to learn how to find this out

As you can see your question can be interpreted several ways. LOL It really does depend upon the most similar homes when pulling information from the Multiple Listing Service. Without providing any additional information you can get a very wide range of results.

Average days on the market will vary based on many factors including location, pricing, home and lot features, school district etc. As mentioned, the listing agent/broker is an important factor in selling a homes. Additionally, the seller's financial situation and motivation will implact the amount of time it takes to sell a house. If a seller is trying to sell at a price that is based on the amount of their outstanding debt on the house or they are not that anxious to move, they may overprice or reject offers that would otherwise be considered. Days on Market data can be somewhat misleading. It is important to check the listing history of a house to determine exactly how many times the house has been listed and for how long.

The average time on the market to answer your question is approx 90 days depending on what other criteria is used. (Square mile, 30 days back, 90 days back, Brick, not brick, year built) and believe it or not weather or not the home was on the market with a full service brokerage firm or discounted service and fee firm. When trying to sell in the shortest period of time the agents experiece has quite a bit to do with your time on the market and bottom line.

For 4 bedroom homes that sold in Troy from July 1 thru today....the avg days on market was 77......

Almost 200 4 bedroom homes have gone pending or sold in Troy in the last 180 days. They averaged 116 days on the market.
