any advice on where and what are the best opportunities in dupage real estate for cash investors?

Is it in rental property? If so what kind? What price point? What about spec homes? Short sales and foreclosures? When the market comes back, where will the opportunities be for the investor who gets in now? Any and all opinions welcome - especially if backed up with hard data. Thanks

The rental market is really starting to heat up. There is going to be a larger demand for homes to rent. Many people cannot qualify for loans due to sluggish job market. Most can't take the risk of buying a home. Single family homes to rent under 1500 per month go very quickly. A small 3 bedroom home in good shape is my best advice for making an investment. It can be rented out very quickly.

You can get a single family home in DuPage county Aurora school district 204 or Will county Aurora school district 308 from the mid #100k's to low $200k's.

That is a loaded question....How much money do you have and what return do you want on your investment?

Do you want 70 SF homes or a 70 unit condo building?
