You should really contact a local Realtor who can do a comparative market analysis (CMA) and can also preview your home, see what condition it's in, what updates you've done, etc. He/she will also be able to give you an update on market conditions for the area, what other homes are on the market, how they compare to yours (analyzing the competition) and should be able to give you a good idea of fair market value. Also be sure they give you a "net proceeds" estimate which will tell you what you will "net" after you pay commissions, closing costs, pay off your mortgage, etc. Good luck!
