Why limit your accessibility to one or two people to call you about this posting. The market is hot and getting hotter. By listing your home, it will get more visibility and attract more offers which makes you more money. Additionally, investors by nature are about ROI, so if you are not represented by an experienced realtor who can give you a true value of your home, you might sell for less than market value. Why do you want to still to an investor? Eve if you do, you should have representation on your side. This would be either a lawyer or a licensed Realtor. While the Texas promulgated forms can be filled out by anyone, that doesn't mean you'll be protected. You may be able to get a Realtor who will charge a nominal fee to review and negotiate terms in addition to price. Hope that helps. -T
