House is at 5305 Brinkley Rd, Temple Hills Md 20748. House was bought in 1957 and still retains many of the original features. This is a large lot. The house is about 1150 sq ft 3bdrm, 1bath. Large picture windows, hardwood floors and a stone fireplace. The property is great for raising children, and would be a great value for an owner who is reasonably handy.

Hi Dave, sounds like you are looking for an agent to assist you - that would be your best bet. You have come to a great place to begin your agent search - I would suggest that you identify a short list of contenders and then interview each one. Allow them to present their marketing plan (look for specifics, level of involvement, commitment to feedback, measureables!!, internet prowess (it is extremely important), be sure full time...this is not market for dabblers!!). Also, talk to the agents about the "as is" consideration. Sometimes that can be a red flag to a potential buyer. There are ways to manage buyer expectations and potential inspection demands. When I see "as is" I often assume the property is a distressed sale. So incorporate that into your discussion and pick a pro to help you.

Selling "as is" is extremely common in this market. We handle a lot of distressed properties, and ALWAYS sell as is, and haven't had a problem obtaining full price contracts. Buyers in PG are out there, especially with the first time home buyers tax credit, and have a good degree of tolerance for less than perfect condition homes.
