Hi Clare,

I guess you are waiting to hear a particular bank's name here. Logically, worse interest rate could mean faster turn time. Seriously, borrower's documents may influence the turn time also. And each loan broker may use different underwriting office even through the lender is the same.

I hope things are going well with your venture!

Being newer to Trulia, I saw your question and wanted to at least offer you some feedback, if its not too late!...

At this point of time, Q1 2011 has started off slower in the lending world so getting loans done in 20-30 days for purchases is not a problem. Based on new (and ever changing) rules and regulations, there are built in days of disclosures before moving a process forward otherwise things could be done quicker! Its also helpful as you resource your options to see if your lender has in-house Underwriting, doc drawing, funding too because the control of the process is important too.

Clare, we are a correspondent lender for 6 major banks. We can fund a purchase loan from application to close in about 20 business days on traditional and FHA financing, if the borrowers are responsive with their underwriting conditions. Also, Private Money loans in 10 days or less.
