When is it better to relocate from franklin park to plainsboro, in a down market like this or lets say, in 3?

years, when the market has stabilized and is doing well?

I feel that in a down market, prices are down everywhere to some level, probably more in not good school districts and less in good school districts. In good markets, prices in good school districts are lot hotter than not so good school districts. I am thinking it is easier to relocate now than in a good market? Any advice will be appreciated.

Our market is actually in need of more Sellers. Many people in our area are hesitant to move because of the media. Yes gas is higher, and yes you actually do need an income to support a mortgage. However the government has stepped up and you can now use FHA for financing up to $327,000 with only 2.25% down! The Pittsburgh market didn't get invited to the "Big Buble Party" in Real Estate and so our home values have remained at a steady appreciation of about 3%. Buyers are in our market shopping now! Intrest rates are still between 5&7/8 to 6 &1/2 % Many people are also moving to Allegheny County to have a closer commute now that gas prices are higher. Most importantly is having your home in tip top shape,clean,uncluttered, repairs made and Priced Right! Think about having a home inspection done and replacing old carpet. Get a market analysis from several agents. Choose a full time agent, and be sure you like your agent. Real Estate sales is a partnership, your agent works with you as well as for you. Real Estate agents work for free until your home is sold and check is in hand!!! I am motivated to get you a buyer that brings you the most money for your home in the shortest time. By the way who knows where we'll be in 3 years.
