Attributes I recommend looking for in a listing agent:
One who presents a strategy and demonstrates experience with the following steps:
1. MARKET ANALYSIS & PRICING
2. PREPARING THE PROPERTY FOR MARKET
3. PHOTOGRAPHY, DOCUMENTATION & LISTING DISTRIBUTION
4. INTRODUCE YOUR PROPERTY TO THE MARKET VIA CARAVANS, OPEN HOUSE & APPOINTMENTS
5. CONTRACT REVIEW & SKILLED NEGOTIATION
6. MANAGING ESCROW TO A SUCCESSFUL CLOSE WITH FUNDING CONFIRMATION & RECORDING

Some personal attributes to look for are:
A. One who takes the time to understand your goals and finances involved.
B. One who is responsive, personable and a very good listener.
C. One who pays attention to details and helps make decisions that create the best possible outcome for you.

I am a listing agent in Santa Barbara, our marketplace is similar to Los Gatos. I have a great agent I can refer who specializes in Los Gatos.

Hi Julie, The key attributes you should look for is for a full time agent that is honest, ethical and knowledgeable to maximize your return on your biggest investment- your home. That will advertise your home and not themselves. That will be available for you every day to guide you through the process. Many part- time agents are only available on weekends or evenings. Experienced, local, answers phone. Does what they say they are going to do and follows through.
They will have had to Sold a lot of homes in the area. It's important to work with someone who cares about their reputation in selling homes.
