What I would suggest is to be very patient. Keith has given you a good run down on statistics for using or not using an professional real estate agent.. IS there a reason not related to finances that you think you want to walk thru the home sale maze on your own-- and likely against buyers who have a professional negotiator on their side?? Perhaps you like to take on big challenges?? or have had a bad experience in the past with an agent who behaved unprofessionally?? Something else??
Here are some of the things that you will need if you choose to go it without a REALTOR:
--Someone to price the property realistically-- and at the best possible place to maximize your net
--You'll need a good negotiator,
--someone to write up a solid contract for you, valid in your state and with as many of the contingencies covered, as possible
--an answering service to screen calls and set up appointments
-- someone to show the property, listening for cues of what that buyer is really looking for, and how to overcome objections by turning them in positives
--an advertising program (including signage, print, innernet and other creative adverising)
--did I mention a good negotiator, to respond to tentative offers, and ones that are less than full price.
--someone to advise you about inspections & tests that buyer asks to have performed
--someone to hold escrow. This might be the attorney who reviews thecontract(s) you have received and prepares a new deed for you.
--and did I mention a good negotiator who can get the contract--IN WRITING-- from the buyer with a cash deposit??
--a bank account to pay for these services as they are performed for you, and whether or not the sale actually goes to closing.

I have worked with a very few home sellers who are also good negotiators-- which along with broad exposure of your home to a the maximum number of QUALIFIED BUYERS is what you need in a tight market. Even if you are a shrewd negotiator, most of us need help to look at the property objectively and fine tune its marketing for the best exposure to many buyers.
