What tips can you give me on reaching a larger audience when marketing any listing?

Here is probably the best tip I can give and it will surprise you. Online marketing of your listings for any targeted age group is critical. My favorites are trulia.com, (fastest growing website in Louisville) . To confirm this ask some 24-30 yr olds at your next open house. Next , Real Estate .com and third Zillow.com. Now here is the surprise. If you are marketing to those buyers 50 yr old and over, pay the cost for a small picture ad in the Sunday Courier Journal Open House Ads. This age group has NEVER given up looking there and many plan their Sunday afternoon stops by that old fashioned marketing tool. It is worth the expense. Just to add to Christopher's sound advice I usually set up a virtual tour on a web address that is the property street address, and I have several web sites and post the property on each. I also send a flyer to all the top agents in town, as well as to human resources personnel at companies that are hiring aggressively - and who I network with.

I assume that you refer to an online audience. Realtor.com is the most active site when it comes to searching for homes on the web. All REALTORS, when listing on the MLS, will have some exposure on REALTOR.com yet, all should seriously consider adding "showcase listing" and "featured home" (additional fee) contracts to their REALTOR.com accounts. Agents should also utilize something like point2.com (free) to build an agent page and add listings which will then be syndicated through many different online sources and greatly increase exposure. If you are gaining the proper exposure, you will be able to Google your listing address, without city or state, and your listing will appear in the first 3 results. If your listing does not appear in the first 3, you need to re look at how you are marketing online. Once syndicated using point2 , Postlets or others, adding to Zillow and on ActiveRain will increase your exposure even more.
