What's the best way to market 2.5 acres of land for development?

Asked by Ken, Clearwater, FL Thu May 1, 2008

Parcel is located in Clearwater near the airport and Bayside Bridge; can put 12 or so lots on it at a minimum and is RR and County says OK to go to R3 w/7.5 units/acre density.

Has a house and barn on the property As Is so can also be used as a residential lot, just a huge one at 2.5 acres!

Phil is right on the money.....determining the best use of the property will help to create a direction for marketing it.

Hi Ken,

You want to determine what the "highest and best use" for the land is. Do an analysis of potential growth, traffic analysis, etc and market accordingly. Contact developers first to see if they are interested or have investors. It appears that the existing structure probably has limited or no value.

Hope this helps.
