Depending on the contract standard items are. Also all of these are negotiable with the buyer or seller:

-Title Policy, generally $1K per $100K
-HOA Resale Cert / HOA Transfer Fees typical max combined for both $750
-Survey $250-$350 unless you have an existing and use a T-47 addendum
-Homebuyers Residential Warranty (1) yr Optional - Estimate $500
-Closing Costs paid toward buyer - if any
-Legal Fees estimate at 1% as a very high figure
-Loan Payoff - Deducted from proceeds
-Buyer's Agent Commissions - 3% typical
-Seller's Agent Commissions - $99 up to 1% depending on the plan you decide on at http://www.exclusivepropertiestexas.com

These are on the conservative side but should give you a starting point.

The fees that the seller pays vary depending on the loan type that the buyer selects as well as the terms agreed to in the contract. As a general the seller will pay fees for transfering the property from their name, taxes, leins, back payments. The seller will also pay for a sellers title policy and any fees they have agreed to with their agent. If you are already working with an agent to sell your home she or he should have gone through these figures with you at the time that you listed and then should update the figures with each offer you receive.
