What needs to be done before listing a home for sale?

Inspections, title search, appraisal?

First impressions are important, make sure it is clean and all obvious defects have been addressed or fixed, you will have to fix them anyway so why not before you list. If a light doesn't work or there is a hole in the drywall, you won't get top dollar. It's better to replace the light bulb and patch the hole now. I've also had some sellers get a professional appraisal then advertise the property as "listed below appraised value" That way you know the value before you list and so does the buyer. You also might want to consider a professional home inspection esp. if one has never been done. That way you won't have any surprises when the buyer brings their own inspector. You can also address all deficiency's your inspector finds before you list and advertise the fact that you have an inspection on file and all issues have been corrected. Your part is "Presentation." You need to make your home look its best. To the extent possible, eliminate any negatives a buyer may perceive about your home. You know story: you only get 1 chance to make a good first impression. Home staging helps.

Title search will be done before closing, appraisal done when you have a new Buyer and same for Inspections. No money needs to be spent out of your pocket up front.

I also agree with Rich Harter, but would like to add for you to think like a buyer. How would you like the home to look if you were out looking for a new one? Take away any emotion you have attached to your current home and you will be much better off. Also, contact a local REALTOR and have them come by and do a FREE Market Analysis for you. Run away if they ask for any money to do this.

Best thing to do is contact a Realtor to work with and they can walk through the home with you and advise you on what the recommended work would be.

But just like Debra said, declutter, paint, fix problem areas and make the home showing worthy. You will only get 1 first impression.

Yes!! Contact a realtor first! They will be eyes and ears to what buyers are wanting!

Clean and a well maintained look sells. Buyers will examine the property much more than you probably will since you've been living there for a long time. Walk the house and examine it like you were Buying it yourself. On the outside, are there birds nests in vents, bee honeycombs lodged in a soffit, is the front door clean without spider webs, trees/bushes cut back so a Buyer can proudly walk into their new home when they buy? Walk the interior the same way to clean up any little items that might prevent a Buyer from writing an offer. This can all be done with some good old fashioned "Elbow Grease" and very inexpensively. clean up......... declutter............ paint............ fix up obvious problem areas.......make it sparkle................. then find a listing agent and have a market analysis done!
