Hi Susan,
Avoid spending money on newspaper ads and focus on internet networking, such as Facebook, MLS, Zillow and Trulia.

I am confused, are you buying a home or selling one then buying one? Follow the advice of your Realtor, biggest mistake I see clients make is not listening to their Realtor, that goes for both buyers and sellers.

Try a single property listing website with a custom domain name like http://45westbourne.com/. This is a successful tool with marketing your property as it will rank in Google, provide for a site for buyers to reference, you can provide the link on Zillow, Facebook, and other sites.

You can publish one FREE listing website at http://dwellagent.com/ and then buy a domain name like the one above at a service like GoDaddy.com.

You tube is great for making slide shows and video exposure. You can create adds on wordpress and distribute the property via Linked In and other areas. Best

Susan its sounds like the market for selling your house is limited by conventional means, sorry but there are things you can do to expand your exposure. Realtors belong to a very large network that lists 1000's of properties allowing any one property excessible to anyone all over the world. For the exposure in todays market you need as many eyes to see what you have to offer in the shortest amount of time, advertisement electronically and by print media is the way to go, along with an honest cma done on your property is well worth the investment you will make in hiring an agent. Hire a Realtor! You won't be sorry! If you are a buyer, you will not owe a fee. If you are seller, you will eliminate many issues by working with a professional and it will be worth the money!

Hi Susan, It sound like you are trying to sell your home. Not knowing how to market the property is one of the common reasons to hire an agent. Even though you pay a commission it is usually worth it in the end. Statistics show that 90% of buyers are beginning their home search on the internet so I would focus my effors there. Unfortunately without an agent you will miss out on the local MLS and Realtor.com. You can use sites like Zillow, Trulia, Oodle, Craigslist, etc. The other part is knowing how to write effective ads and optimizing them to rank high in the search engines.
