As of this very moment, there are 249 homes listed on the MLS in Palmetto Bay.

The range in SF price ranges from $171.40 to $463.03

The majority of the homes SF price, however, are in the high 200's to low 300's.

The above are LISTED homes. Below is data on SOLD homes in the last 2 months:

42 homes sold in Palmetto Bay in the last 2 months.

SF$ ranged from $168.47 - $288.93

The average SF price of the 42 sold homes was $221.20.

George...Manny is correct in stating the fact it is not an easy answer due to the variables involved. The only thing that one could give you is an average, but that does not truly answer the question.

Just to give an idea of what we are talking about, my home would sell for a certain price per square foot while my neighbor with the exact same floorplan would likely sell at a different price per square foot, simply due to I am on a lake and he is not.

It depends on locations. Homes further east tend to sell higher.

Asking for the square foot price is like asking a car salesman what the best price is.
This is an open ended question that has many answers.
There are so many factors that will influence that price such as location, lot size, and level of finishing.
If you are trying to build a home, your architect will give you a good estimate of your building cost, labor for the project.
An experience Realtor will assist you in finding the right price per Square foot for the any given property. Ultimately the final price will be given to you by a property appraiser.
If you are trying to buy; Get a Realtor, Don’t drive around.
A realtor will help you find the best you can get for your money.
If you are trying to sell, Get a Realtor, He or She will help you price the property at Market Value.
