Price right and home staging! Key Associates staged a home recently for a lady in SC whose house had been on the market for a year. Sold in the first month it was relisted!

Price the home slightly below its Fair Market Value. Potential buyers will come! I've gotten many homes under contract within 20 days of list date. Good luck to you!

Price correctly for your market and seek the advice of a knowledgeable broker who will provide you with a comparative market analysis.

De-clutter to make room sizes appear larger and more open

Make sure that the landscape/approach to the home is appealing, that the front door is newly painted, etc. You only get one change to make a good impression.

Select a broker with experience and knowledge of your area and with whom you can establish a good relationship. Question how your home will be marketed. Adhere to their advice!

Pricing it right. There is a buyer for every property.
Is your home ready to sell? First impressions make a big difference.
Does it have a special feature that is attractive to buyers? If so, make sure it is known.
Location always affects price. You location can not be changed, so be realistic. In a hot market people were more inclined to purchase out of the mainstream properties. In a buyer's market the buyer has to see a reason to buy your property
Try to take your emotions out of the selling process. This will help you be realistic in setting the price.

Actually, it's not difficult to sell a home in the Brevard market if you do three things...

1) Have a good property.
2) Price the property properly for today's market.
3) Get exceptional marketing to gain ultimate exposure.

Everyone is right. One of the keys in pricing is to price it on the low side so you attract more buyers, maybe get a multiple offer situation. I do not know what is going on in Brevard, but here in the Triangle there are a lot of multiple offers. In almost every case, the house is pristine, staged beautifully, and priced strategically to attract as many buyers as possible.

Good luck, get it on the market soon as you are in a location that gets many buyers who want a 2nd home.

In my opinion, there are three main things that buyers consider:
1 - location
2 - condition
3 - price

You can't do much about location, but you can make sure your house is in good condition. You can also make sure it is priced right. Check the comps for your area and price it to sell.
