In my area I believe it is agents trying to handle short sales without having the knowledge to do so. We have numerous sellers upside down and to short sale is a wonderful option but sellers need to work with a Realtor® that really understands the process.

The biggest challenge between clients and their agents is communication... in any market.
Sellers want to be updated on what their agent is doing for them, and rightfully so.
They want to be updated frequently and without having to ask for those updates.
Their home is their biggest investment. We should treat the agent/client relationship with the respect and care that we would want if we were the sellers.

Finding an agent who is open and honest and willing to provide accurate answers to the seller even though it may not be want the seller wants to hear, then listing a home for too high a price and not selling the home.
