What is the best way to trade a private Golden Beach home for a Sunny Isles condo in this market?

Have about $1,000,000 in equity. Home needs repairs, good for an investor.

Consult a realtor who has several listings in Golden Beach. Be realistic and price your home correctly for the market. Put the property in excellent condition. Then look for a lender owned or short-sale condo in Sunny Isles. It is my feeling that it is better to separate the transactions. While you can consider a trade as an option, you severely limit yourself if you focus only on this. If you are not moving up in price, this is not the best time to sell. Considering that you are buying a more expensive property than the one you want to sell, what you lose on the sell side, you will pick up in equity in the condo you buy. Remember, there are ONLY two things that sell homes....Price & Condition.

This is not difficult, the first thing you need, is to know your audience. Find someone with the property that suites you and go after a barter deal. If you are not comfortable or inexperienced, contact someone who can broker the deal for you. (Quadlakes@yahoo.com)
