What is the best way to advertise 10-15 acre tracts of land in Georgia?

Asked by Sandra, Georgia Fri Sep 21, 2007

We have several tracts of land about 70 miles from Savannah, Ga. (Statesboro, Ga) We are asking 10,000 per acre for these beautiful homesites. They are in a very nice upscale farming community. How can I advertise these out of state??

You might consider interviewing prospective Realtors who are members of The Realtor Land Institute. They have experience and education in marketing and negotiating land contracts.

When choosing a Realtor to represent you, find one who will utilize web marketing to it's fullest. This will be a strong vehicle for reaching out-of-state buyers.

There are tons of avenues you should consider. What is your marketing budget? If it is low like most sellers I would look into classified ads such as tell-n-sell.com which is a free form of advertisement in the statesboro/savannah area there are so many out there and also in other states. Also craigslist, but be very cautious. You will have to submit your ad weekly so it is not great on efficiency. landwatch.com is another great site. Make sure you use as much website presence as possible buyers and sellers use the internet more now than ever and the numbers are rising! Good luck and let me know if I can help!

If you employ a top producing Realtor they will have marketing media that reaches nation wide. As Team west of Atlanta we know exposure is everything,. I am at present marketing in the United Kingdom as ther are $2 to the English Ppond and there is a big market for second homes or land investments as real estate in the UK is astronomical. Please send me further information on your land I would be happy to talk with you and see what we can do?

You can place an ad on EmailFlyerAds.com or send an ad out on iAnnex.net. The price is fairly low and you can choose the state the ad is to appear in. The reachable target audience is usually over 15,000 people. Good Luck!

Sandra, If you are going to try this as For Sale by Owner check out the web. If you Google For sale by owner or FSBO there are a ton of websites that will display and you can check them out for best exposure. Other options are Craigslist in target markets but you will have to keep your ad current to keep it at the top of the list. As Millie answered, your best exposure would come from listing with a Realtor. They have access to more marketing medias and most transactions in real estate (over 84%) are agent to agent meaning that a listing agent and selling agent bring the two parties together. Good luck, I know Statesboro well.... I attended Georgia Southern and now my son is there, he loves it!

If you really want the best exposure, you should contact a Realtor in the area where the property is located. If you do this on your own, there are plenty of websites available.
