What is the best approach to preparing your home for sale with a current renter in place? Our renter has been great.

If listing your home while it is still occupied by your renter, then open communication is really important with your renter and your relator. Discuss the best plan for having the home shown to buyers that suits your renter and makes it easy also for realtors and remember to give your renter time to move out if the home suddenly sells. Respect on both sides of the line and good planning, should make for a smooth transition for all concerned. Good luck.

Glad to know your renters have been great! If you're planning to sell your home and was discussed with your tenant regarding your intentions to sell, you should be ok. Keep in mind, tenants have rights as to when the property can be shown. Open communication is key.

Do you plan on putting the property up for sale with the renter in place? You need to coordinate this activity with the renter. Was this addressed in the rental contract? It should not be a problem if the renter cooperates.
