The market in Denver is so hot right now. If the home is priced right, it shouldn't be more than a couple weeks.

The answer is not long as long as the home is priced correctly (same answer to every neighborhood in Denver, CO)

It's definitely time for an update on this always-important question! As some of the other area brokers have stated, the time it takes to sell a home depends on several factors including first and foremost, the price--is it priced appropriately from the buyer's perspective given the home's attributes, its condition, location in the neighborhood and other factors? That said, here is current data on "Days on the Market".

These are the average days on the market and the average sale price by month for Stapleton homes. These stats are from the Denver Metrolist and are year to date for 2014.

Hey Elsa,

Stapleton homes are moving but it really depends on what the price range and type of builder. NPRE currently has 10 listings and we have seen a slow down in showings and solds.
Above $500, 10 homes have sold in the last 3 months with a DOM=142
Under $499k, 35 homes have sold in the last 3 months with a DOM=117.

As a broker that works and lives in Stapleton, I am qualified to answer this question. Let's look at a general market snapshot of Stapleton over the last year first.

252 new homes sales in 2009
174 resales in 2009
11th best selling Master Planned Community in the US in 2009
Number 1 best selling Master Planned Community in Colorado for 3rd straight year
Market share increased in Metro Denver from 3% to 7%
26% market share in the City of Denver
Average home sales price increased from $452,500 in 2007 to $472,699 in 2009
30% of buyers in Stapleton come from Stapleton.
The sliver lining is that Stapleton has been tested and has proven that it's valued by the market.


The average days on market (DOM) for Stapleton is about 100 days. As you know, this is greatly impacted by the price, local builder inventory, location, supply of like homes, and quality of upgrades. I believe buyers in Stapleton are looking for something more unique than the cookie cutter homes built in the past few years. Buyers want more yard space. Those homes with larger yards do sell faster than those with little or no yard. This will certainly impact the DOM of the property. Another factors to keep in mind is the ground water issue. Rising ground water is impacting which areas of Stapleton sell quicker than other. Also, the further east a property is in Stapleton the slower it typically sells. As you know, in those farther easter areas, the trees are smaller and the property is located further away from the town center...

The Stapleton Area is one of the most stable areas in Colorado. However, it will still be important to price your home correctly in order to sell within an optimum time range. If you're not in a hurry, you can try a sale by owner if you're ready to do a lot of the work yourself. I wouldn't recommend this approach to many homeowners but this is one place where a minimum amount of marketing could work.

Hi Elsa, Last month there were 22 sales in Stapleton ranging from about $190-$620k. The days on the market ranged from 0 days (so it sold before it hit the multilist) all the way to 430 for a home that came on the market before it was built. I'll be happy to look at your home and narrow down the ranges if you like.

It depends on the location and the PRICE! Offer a nice home in Stapleton in a prime location and well below market price and you can expect to get a fast offer. (The opposite applies...) What's your bigger concern - a higher price offer - or a fast offer and close?
