What is the average price the homes for sale in Medford Chase are selling for?

Are you looking as a buyer? If so, there has never been a better time to buy because prices are down to an average of 89% to list pice according to TRENDMLS year to date statistics. This includes Medford Chase. Currently there is only one home pending/ under contract in Medford Chase and the asking price was $475,000, only after it settles will we know the actual sales price. If you are looking to sell in Medford Chase you will need to price your home competitively and aggressively. There hasn't been anything Sold/Settled in Medford Chase since July 2008, one for $465,000 with 5 bedrooms and one in June 2008 for $467,500 with 4 bedrooms. However if you are a seller who wants to move up you will gain more than you will lose because your $$$$ will be able to buy so much more house.

Just wanted to give you an update. One of the properties listed in Medford Chase is currently under contract. It was listed at $475,000, however, we will not know the selling price until it settles. There is currently one property still listed in the development (priced at $499,900 and a marketing period of 167 days) and one listing that recently withdrew from the market after 115 days of marketing (priced at $494,900).

Hi Brian - since 6/2008 there have been 3 homes which sold in Medford Chase in the $475K price range. Currently there are 2 homes on the market listed at $499K. Hi Brian, in order to get even the average sale price, Realtors need to know the type, style, size of home, and all additional amenities it has, garage size, lot size etc. and then get an average.....
Although the average can truly just be a guideline..... As the true listing price / sale price value of your home may depend on a large number of variables only a local Realtor would be able to take into consideration and comparing your home than to similar recently sold homes, and making adjustments for what your home has in addition, more updated or in reverse what your home is lacking or needs upgrading....

Hope you know a good local Realtor to contact and sit down and discuss all those variables and come up with a potential list price / potential sale price and also if you like look at the average sale price in recent months.
