That depends if you are looking for higher end or a 'basic' home. I would estimate a basic home to cost $80 per sqft and a higher end home $91 per sqft. Are you building a personal home or an investment property?

My answer would be it depends. The cost to build a home varies widely by location. Building a home in warmer climates is very different , and much less costly, than building in northern states, where foundations must be able to withstand freezing, etc. Different areas have different local codes and regulations. And of course build costs change over time.

I would first suggest that you find a good Realtor and have them run a free market analysis for you on the area you will be building in. Then you will have a good idea of what the going prices are so you do not over build for that area.

Do your research, talk with builders in your local area, dont forget to add the cost of the land into the equation. Just a ball park figure would be $70-$80 per sq. foot it depends on a lot of different factors, land price, size of home, upgrade's, details, floor plan, layout etc..

There are basically three things that will affect the price per sq ft 1- Style of home 2- Efficiency of home 3- interior & exterior finishes. I would want to make sure that you are comparing apples to apples when you receive a quote.

You are looking at around $58 a sq ft for a rambler with an unfinished basement and around $66 for a two story. That is with a good chunk of upgrades. Then you just need to add the lot on top of that price.
