What are your most effective marketing tools when selling a home?

There is no most effective marketing tool when selling a home, a good realtor will use every from of marketing for a listing because you one will never know where the buyer will be coming from. There is an unlimited form of marketing in today's high tech world so working with a realtor who has embraced the technology and social media of the 21st century.

in todays market the best you could do for you selling the house and your money will be.

1- list your home with a local Realtor, preferably very related with the area where the property is located.
2- Avoid to use the famous saying, My Aunt friends, or relative or direct friend is a Realtor. ( I have seem many people losing money with inexperience Realtor and others with flat fee Discounted commision.

My recommendation is to use the service of the Real Estate Agent.
You will received for free, World Wide exposure and many other syndicated programs use by the real estate association.

i highly recommended to use a Real Estate Services.

In today's market, when selling a home you have to use a variety of different marketing tools:

1. Using all aspects of the internet including various websites that offer exposure to many buyers. The Internet is so important in selling a home in today's market.

2. Social Media has played a huge part in marketing properties.

3. MLS - a staple for sharing properties with other agents both locally and nationally

4. Buzz/Word of Mouth - although this effort is more localized, it is just as important (a buyer could be a neighbor's friend or relative)

Great question. Thanks to the internet buyers have access to property information and sales available. It is really up to us (Realtors) to provide the right information. The MLS system sends the information to different websites: Realtor.com, Trulia, etc. Open Houses are another great marketing tool for potential buyers viewing the property. With high end or luxury homes, we need to be more aggresive and we have broker open houses. The number one thing that helps sell a property is great pictures as it atracts potential buyers.

Short of preparing the home right, eventually repairs and staging, and PRICING THE HOME RIGHT,
THEREAFTER MLS, Internet everywhere, e-mail marketing, special events, open houses and marketing within the area real estate community.

The most effective marketing tool is by far, our MLS. The Multiple Listing Service links to dozens of Real Estate sites including Trulia where Buyers receive daily updates and other relevant information regarding new properties for sale.

I have to agree with Yanoska, statistics say that 90% of sales this year came from MLS. Other tools work of course. Your realtor will know.
