Online exposure is going to be key now a days. Buyers typically are spending most of their home search online before seeing properties so you'll need to have a presence on all of the big sites and the smaller ones as well.

Realtors and homeowners today have more marketing tools available than ever before that will market sellers home effectively and most competitively. Using a variety of marketing tools available today can shorten the market time a property is on the market. According to the National Association of Realtors, 88% of homebuyers shopped online for a home. The key components of a successful sale is curb appeal, so be sure to keep the exterior of your home clean and tidy for any prospective buyers. Here are some marketing basics:

The Property and sellers responsibility

• Remove as many personal items as possible
• Use plug in air fresheners to keep the home smelling fresh
• Keep your home clean and tidy
• No clutter on counter tops
• Remove magnets and paperwork from refrigerator
• Make sure good lighting is in each room
• Make sure TV’s are off during showings
• When you know a buyer is coming through have a friend stop by and pretend to be an interested buyer
• Try to be out while your home is being let the realtor do his or her job

Remember not to stress and make sure your home is accessible for showings.

For-Sale-by-Owner vs. Real Estate Broker

A for-sale-by-owner site will get a buyer exposure from a variety of internet sources. Usually each option a seller chooses with a for-sale-by-owner company is ala cart; signs, contracts, photos, placing the property on the Multiple Listing Service, etc. are usually add on cost to the buyers.

For a for-sale-by-owner property, how will a seller know what price to market their home? The value of the home is determined by what buyers are willing to pay and a buyer is willing to accept in current market conditions. Buyers will make their pricing decision base on comparing properties to other properties sold in an area. It is common for a for-sale-by-owner to be over priced and not sell, or under priced which results in a lower net to the seller. Sellers who go with fulltime Brokers will have the advantage of being exposed to the broadest pool of buyers. Most importantly, the seller’s property will be on the Multiple Listing Service. On the Multiple listing service the property will have immediate worldwide exposure to thousands of potential buyers. Today, many individual real estate brokerages websites pull data from the MLS providing each property with even more exposure. Likewise a real estate broker will know how to price and market you property using tools like The Thing powered by 10K. The Thing is Interactive Market Analytics of housing data that is scrubbed daily provided to real estate professionals the MOST accurate data available anywhere. There is no data provided by any other service that comes close to this date that is provided for members of the National Association of Realtors.

Also, hire a broker that really wants to sell your property not just list your property. The broker you hired to sell your property should make the time to be at the showings. Who better knows how to sell your property? The buyers broker will know about the neighborhood and your listing broker should know every highlight about your property.


Clean crisp photos of both the interior and exterior of the property are a must. The chances of buyer seeing your property without photos is slim.

The Internet

There are many places on the internet to advertise a home, Trulia being one of them. Many of the more advance real estate brokerages websites automatically syndicates the seller’s property to all the major real estate marketing websites including some local papers. Below are a few more ideas:

• Craigs list (don’t laugh, it works)
• Facebook Page for the property
• On line neighborhood newspaper and more

Outdoor Advertising

Even in today’s instant information age, buyers prefer to drive by perspective properties prior to scheduling an appointment with their broker. A prominently posted sign displaying phone number and when possible a fact sheet mailbox for the perspective buyer. This will also alert your neighbors that your home is for sale and you never know they may know someone who is looking in your neighbor hood.

Exposure, exposure, exposure.

The majority of buyers begin their search online, approximately 64%! That's huge!

A Realtor can more effectively & cost efficiently do this on your behalf. Realtors have resources to a bigger pool of buyers, including other Realtors.

The more impressions you are able to make, the more likely you are able to find a buyer (or multiple buyers). Internet, email, direct mail and word of mouth are all equally important when marketing any property. Different properties will beneift from them in different ways.

Depending on the property itself, size, location, price, amenities, town etc. etc. different marketing tools are required for different properties, and also various market places require different methods.
In general the well prepared, or even staged home, with high quality photos inside and out, and
advertising on any and all internet real estate sites is currently one of my very BEST marketing tools and my company's marketing and advertising is first class.

Plus open houses in certain markets still work well, definitely brokers open and marketing to the
real estate community is helpful....

All other marketing depends strictly on the home and its difficulty to be sold.

my most effective marketing tool is getting more MLS views than other agents which is 100% accurate reflection of market ability of home...more views..more exposure or the price is wrong for what your offering

The Internet hands down! I have postings on roughly 20-30 websites depending on the listing. I have also had great success with direct mail postcards to everyone in the neighborhood as well as brokers open houses. Hope this helps!
