As of April 2007 the average days on market are 109. Oddly enough though 20% of our homes sell in the first 30 days! This certainly makes a good case for buyers to see the newest homes on the market and for the seller to price and package their homes properly the first time!

Hello Gena!
And good job Kristal!

Gena, the great news the past two quarters is the average time on the market has been shrinking. But, as the media is fond of noting, that was then and this is now. We just came out of a very active period.

We read mountains of data as well as reams of news stories. We look at sales figures and time on the market. We look at seasonal information, quarterly reports and then analyze how it all shakes out. But, as Kristal notes, individual brokers and agents can have better success than the average.

Best of luck to you.

BTW: I've been averaging about 60 days up here in Longmont.
