May I suggest upgrading your kitchen...this is the "heart" of any home and a majority of home buyers love updated kitchens! You will definitley recieve the highes retunr on investment with an upraded kitchen!

There are several effective ways in increasing the value of your home before selling.

The first one would be to remodel the inner components of the home. Remodeling older kitchens and bathrooms in your home are a good start. This could as simple as replacing kitchen faucet, sinks, kitchen counters, flooring, etc... Remodeling can also include new painting in each room, new carpets in the house. These simple remodels and projects add value to the home and will increase the selling value.

Each home is different, so the answer will be different for each home. This is why my recommendation is to consult a home staging company. Some real estate agents include this service at no extra charge, as I do, and some may recommend a qualified company that can help. You can also search for a local company online or in your phone book, but a personal recommendation tends to be the best. Good luck!

The first way to increase the value of your home is by choosing a Top Quality, Professional Realtor that will promote your home to the most Realtors that will be showing your home. Pictures, For Sale Sign, Online Promotions bring in the most qualified and motivated potential buyers.

I only suggest investing money on the home that will bring back the investment and hopefully a profit on this spent money. Curb Appeal, Front Lawn, Colored Flowers, move in condition, great smelling home, organized and not too much furniture are not very costly to achieve. A nice looking backyard really helps too.

I suggest making repairs but don't suggest having a home inspection in advance to the sale. Home Inspectors will all find different items so just plan on fixing all reasonable requests when the buyer has their inspection.

My suggestion to those listing or thinking of listing with me are first and foremost, don't spend anything on the home that will not bring back the same or more money. The cheapest things are the first things to do. Clean the front yard, water the grass, add color and freshen up the look of the front entry to the home. The first impression is street appeal and this is the focal point that will allow a potential buyer to determine whether they will have an open mind as they view the rest of the home. Declutter, clean and remove excessive furniture. The garage is a selling point but storing extra items there is better than making the home look small. No Pet Smell in the home is mandatory. Showing the home with as much light as possible is also a cheap fix. It's too late to remodel so make due with the space that is now in the home. Paint and carpet are expensive and only needed if the home has been run down.
