We have a huge bonus room and we are thinking of adding a closet and making it a 4th bedroom. Would this increase the value of our home if we sell it?

Home is almost 2600 sq feet and built in 2006.

There are several variables that affect value. However, two of major importance are 1) the location of your house. You don't want to price yourself out of the neighborhood. 2) Would such a huge room over shadow the existing Master BR. I personally don't think you have to physically construct the closet. The house can be advertised as 3 BRs with possible fourth. Your agent can easily point out out to 4 BR buyer how easy it would be to convert to 4th BR. Depending on what I mentioned in #1, you may want to think about converting the bonus room to a MBR and add a bath, closet, etc to make it a master suite. This type of addition has great appeal. Of course, I make that suggestion not knowing a whole lot about your other rooms and the potential your house has of absorbing this added expense. Just something to think about.

We do have a MB suite already and the MB is large as well but maybe just having the agent suggest is the way to go after all. As for the neighborhood, it is mixed use and we already have the newest and most expensive home in the immediate area which was the big no no that we did not listen to when we bought it. Thanks again for your input.
I think we will skip the closet for now.

If your home uses a septic system you might want to find out first if you have Board of Health Approval for a 4 bedroom house. Maybe not, and that is why you have a bonus room.
If you have approval a 4 bedroom house is usually worth more.

The septic system is rated for a family of 6-8 per the builder and we are a family of two. We haven't even had to have it cleaned yet in the 5 years we have owned the home. We did have it checked and it was not even close to being ready to have pumped.

Hi Joyce,

Before you do that, you should have a licensed realtor come out to your home to give you a Market Analysis. Taking away the bonus room to add a 4th bedroom may not get you more $$. Most real estate agents will do a market analysis for free! If you run across one who wants to charge you for this service, run. :)
