We have a condo for sale ($123,000) by owner very ETSU campus in Johnson City, TN. Suggestions for advertising for best visibility

Suggestions on how to effectively advertise and reach the population who would be most interested and able to purchase. We are also very near to a hospital med center.

Hey Linda! What are you doing? You're on the internet? So are your buyers. 70% of buyers are looking online. I do, of course, agree with Robin that the most effective way to advertise is through a Realtor, but if you feel you are up to the challenge, then make sure you have a web strategy. Facebook, linkedin, craigslist, are all ways to get the word out. Also creating a niche site just for your property is a good idea. You need to let all of your contacts know you are selling. The problem with FSBO (for sale by owners) is that you essentially lose out on two very key buyer categories--first time home buyers and our of towners relocating to buy a home in Johnson City. My experience is that first time home buyers's inexperience leads them to find an agent to work with that can help guide them through the process of buying a home. Also, people who are moving here from out of town (great ETSU location by the way, I bet I know the condos you're talking about) are not going to spend their time driving around town looking for fsbo signs, they are going to be referred by their last hometown agent or they are going to do a web search to find an agent, who will have properties lined up for them when they get to JC, and then go from there. Good luck if you decide to continue to do FSBO. It can get confusing if you don't do it everyday, kind of like our taxes, which is why we hire pros to do them. You will only have one Realtor represent you, but you will have another 1100 Realtors in Northeast Tennessee working hard FOR you trying to find you a buyer to purchase your condo. As a seller, your best method of advertising in my opinion would be to offer an Open House on the weekends and advertise as such in both the Johnson City Press weekend editions and the News and Neighbor. Of course, your very best avenue to get the condo sold is to list with a Realtor. This way your property is made available through multiple outlets for maximum exposure such as MLS, Realtor.com, Homes.com and both the Realtor's and their company's website, among others. Buyers that are looking for properties such as yours most usually will search the web, local real estate publications and use a professional to help them with their search since most folks do not feel comfortable approaching the seller directly as they have no one to help them navigate the process. Linda, great question – because it’s not always easy to stand out from the crowd - do you have a web site that shows the condo off well and provides all the information that a potential homebuyers might need before coming to take a closer look? For instance, consider professional photography, share a floor plan with room sizes, maybe even give a simple video walk through of the property yourself.

Also, being close to campus, do you have directional signs pointing students and parents towards your unit from 6-7 streets or parking lots exit/entrances nearby (try the larger signs, not just the small FSBO signs from local hardware stores)?
