We have a 3 bdrm home, 2 bath, single car attached garage, near a brand new school being build, asking price was $164,900,reduced by $5000, what to do

Asking price has been $149,900, no lookers for months, Any suggestions do we lower it again? tried many things, selling in the community is $130, 000 below sell, $200,000 sell are we not in our market? Suggestions on what else to try. Would like to sell it before winter?

There are three very important ingredients to selling any property:

1. Price--the very first and last consideration for buyers. If priced right anything will sell....

2. Appeal--location , utility, curb appeal, desirability

3. visibility--the more people that know about what you are offering the greater the chances of selling. How are potential buyers finding out about your home? Evaluate your comprehensive marketing plan making certain there is high internet visibility, local advertising, and prominent franchise involvement.


The most basic rule for your situation is, now showings....lower the price; showings but no offers, lower the price; offers but no accepted offers, lower the price.
