You will not be able to influence the fixed factors - for e.g. recent sales in the neighborhood, interest rates and overall economic conditions. You will be able to influence the following variable factors: (1) condition of the property (updates, cleanliness, staging); (2) marketing exposure and intensity of the exposure (online, open houses, print advertising, agent networking); (3) pricing strategy - price it too high, and many eligible buyers will not even see it; price it too low, and you may be losing some income.
