If you are thinking of selling without professional representation, and you need help setting the price, where will to you next time you have question?

No fear, 10% of the time sellers do sell without a Realtor. 5% of the time they sell to someone they know, 5% of the time to someone they don't know.. Just realize that 90% of homes are purchased by buyers represented by agents,.

I'd interview three Realtors, try it in your own, then if you need to sell, call the best one backk

For those that need comparables you can contact an agent or investor that can provide the home sales free for you. There are local investors that would be happy to provide you comparables to show you how much your house is worth, and can show you the cost of selling through a realtor that you can save by selling to an investor.

That is a very good neighborhood, and if your home is in top notch showing condition and you are priced right and marketed well, you will sell.
In this market, recent sales need to be in the last three months, and as close to your subdivision as possible. I'll do them and show you what I mean.

Hello Alberto,

I agree with the previous answer to ask a Realtor who works in the area. First of all what do you mean by recent sales? That could mean the past 3 - 6 months. A Realtor will find out when the last property in the area was sold, expand the search area if necessary and take price reduction or increases for location, condition, sq. ft., bedrooms, bathrooms, any upgrades, lot size, and make the necessary price adjustments.

If you are trying to sell the property yourself, what is the marketing strategy that you will put in place, and will you have all the necessary documentation required by law?

I hope you can sell the property yourself, however statistics show, most for sale by owners end up using a Realtor.

Ask a Realtor. They will probably give you an estimate or range of value.
If you are selling without professional representation, just be up front, let them know that you need to know the sales price.
Most Unrepresented Sellers need a Realtors help, so just in case, why not start getting to know a few of the top Realtors.
