Well, there have been about 20 properties a month sold in that zip code but they have all been below 300k, if your property is over this price then have patience, buyers around that area are looking for other kinds of properties.

If your property is below 300k then the activity has been there. The properties sold are of all sizes and prices (from 29k to even 300k), so people should’ve been at least calling to see your property if as you said the price is right.

If the property is below this price then it has to be a marketing problem. The first thing you should check is the MLS data your agent is using to market the property, specially the photos. To do that you may go to my site: http://rebycarlos.com/search_the_central_florida_mls.html and input the MLS number or the zip code and price of your home so you can find it in there. Then, you can see what remarks your agent is using and what the photos look like.

Your photos should make your house look better than it really is. If your home is nice then they should make your house look even nicer, that way clients will be excited to see it. The MLS data is probably the most important marketing information for any listing because that data gets syndicated to a lot of other agent websites and company sites.

Last but not least, if your marketing is good, the price is good and agents are still not showing your property; then evaluate the commission your Realtor is offering to cooperating agents. Some agents (Especially new agents) might elect to show a similar property that pays more and not yours if it pays less.

Hello HWM,

Marketing and exposure are missing from the formula with price already in place. It is a numbers game (for lack of a better term) so basically you need to bring more people through those doors. Agents are a definite source which means part of your marketing should be geared towards those who will earn their percentage of the sale. On that note, a bonus to the selling agent can help seeing as most companies don't require that to be split with the agent. Take a look at where the buyers are coming from and regardless of your location, Europe has a strong Euro so they are definitely coming from abroad. Canadians have always come to our areas, but even more today with the strengthening of their dollar. We must not forget the basics and focus on marketing rather than listing. You need an aggressive agent who isn't afraid to market your property. Anybody can list a property, but not everybody can EFFECTIVELY market a property. One other thing we must consider is the fact that even though you are priced lower than others currently on the market, what have they been selling for. We look at the ACTIVE listings to see who our competition is, but the most important figure is what has sold. That will give you a more accurate figure as to what your property is worth in comparison to the SOLDS. The first four weeks are crucial in the marketing of a property which is why pricing is more important at first rather than later after numerous price changes. You want your property SOLD, not OLD and stale sitting on the side lines while better priced, better marketed properties sell way before yours.

It's probably difficult for buyers to get loans in FL.

Hello Hwm,

It is hard to tell just by square feet.
Have you given your home a spring face lift?
(Fresh coat of paint, removed any excess clutter) Just one extra chair in the wrong spot can
make a room seem much smaller than it is.

How about your yard?
Do you have the curb appeal that will draw people in?

Next is price and marketing.
How is your home being seen by other people and agents?
I agree with Bill when he speaks of competing with Short sales, foreclosures and bank owned home.
One advantage you have over short sales, is the buyers don't have to wait forever to hear back from the banks if they accepted the offer.

Selling anything is all about visibility. The more people that know it available the greater the chances of selling it. If there is a comprehensive marketing plan in place to support the sale of your home and you are receiving very little attention, you may need to look at its pricing.

The reality is that, even in the slowest of markets, a dump will sell if it's priced right. If you need to sell, drop the price. If you need to sell badly, still drop the price.

You are not only competing with a weak market but you are doing competition with "Short Sales" and "Foreclosures" and like it or not, your price needs to be competitive with them.
