Number of rooms. I had 3 realtors and 1 appraiser enter into the forms room count. I got 4 different numbers.

How do you count rooms for appraisal purposes in GA? Above grade, we have 3 bedrooms and 2 full bathrooms, a kitchen, dining room, great room, and mud room, which is large and also is our laundry room. Below grade we have a full finished bedroom (604 sqft) with two large windows and double doors that exit the house. Additionally, there is another door that leads into the unfinished part of the basement. Within the finished bedroom, there is a full bathroom. How many rooms do I have above grade, and what is the total room count?

If the room has a closet and window(properly sized) it could be considered a bedroom vs bonus room. Sometimes if a septic tank is present it may be rated for only 3 bedrooms. If there is another room (i.e. a bonus room w/closet & window) it will be listed as a bonus room, due to permitting of septic tank. If it is on a community sewer then it is more questionable. A bedroom and bath should add more value than a bonus (w/o closet and/or window). ...from a home inspectors perspective.......

Glen, there are quite a few MLS’s in North Carolina and each one has its own rules as well as input sheets. Ours only has number of bedrooms and bathrooms displayed. MLS info is mainly advertisement and it has a little disclaimer on the bottom of the page that says info believed to be correct so sometimes we say 4 bedrooms and sometimes 3 bedrooms plus bonus room (what ever works better for the market in your area). You want to make sure your Sq. Ft. is correct and that your home gets marketed well!

Thank You All for your response. I will try to apply more information now. Basically, why do I get four different answers from four different professionals on the same application?
I have had my house listed three seperate times by three different realtors. I also had the house appraised.
In North Carolina, MLS has a specific line item in the description of the property, "number of rooms". The Appraisal stated number of rooms as well. North Carolina also has specific guidlines for the use of the MLS.
Some of the answers were from out of NC. Is MLS different their.

The room count has little to do with the value...unless you are talking about beds and baths.

Confused why would it take 3 realtors and 1 appraiser for a room count. Each bedroom, living, kitchen, bath UNLESS jack & jill all count for 1 room each. Not reviewing doc's difficult providing an answer.

Forms room count? What was the question. If it was about property value, you could expect to get numbers in a range from the 3 realtors who viewed the property and a different number from a Tax Apprasisal and another different number from a Mortgage Lender Appraisal. If none of the realtors was able to view the property in person, then you got a "drive by" value opinion from 3 realtors. Give us the info, and we can all give you our drive by opinion of value.
