Not getting any traffic on house in Sanatoga/ Pottstown, PA. Are we priced too high or is the market that slow? What can we do to increase traffic?

Have you had an open house?

If you have an agent, ask him/her to run a fresh marketing analysis with current solds and current active listings.

A couple of things you should think about. Price is the #1 reason a person chooses a home, but not the only one. Second is the condition. When selling a home, you have to be the best house AND the best value. If your Realtor looks at what has sold with the same criteria and condition, the best value always wins. Rule of thumb....10 showings or 2 weeks with no showings (especially this time of year) you are priced too high. Keep an eye in the area what is selling and the price ranges and that will also help. Most buyers start their home search online, so make sure the photos posted on the MLS show your house at its best. In addition to price, presentation is critical. With alot of inventory to choose from, buyers want a house that is move in ready and priced right. Good luck!

Assuming your asking price is competitive (or soon will be), check the condition of your home. If it has not been staged, it may be worthwhile to have a consultation with a professional home stager before your next open house to see if your home is showing at its absolute best in photos and in person. A great deal on a good-looking home is hard for buyers to resist!

Even homes that are "priced right" are not seeing much traffic as of late. Listings that are asking below value tend to get the most amount of showings.

Think about your motivation. Do you *have* to sell right away, or are you in a situation where you're able to wait for the right buyer to come along?

What is your agent suggesting--review recently sold similar properties in the immediate area--see what the data suggests as to a fair price and adjust accordingly--also review your marketing strategies, does it maximize your exposure, if not adjust accordingly as well--keep in mind that a home is worth what someone is willing to pay for it; it doesn’t matter what the seller needs or potential buyers can afford to spend. Market conditions do matter--keep an eye on your advertising venues in conjunction with pricing: the more exposure your property gets, the more potential buyers and offers; the more offers, the more competitive the pricing negotiations; the more negotiations, the higher the sale price.
