Hi Brenda, hire a very good agent, price your home correctly, stage it to sell, and you will be in good shape to succeed. The presence of the Repos is a bummer, but many sellers are facing this challenge. In selecting your agent, count among the selection criteria the dominance of her/his internet presence, be sure the agent is full time (this is no market nor is your home sale a project for part timers!!), and the specificity of the marketing plan.
There are many positives at play now - the extension and expansion of the tax credit, continued low borrowing rates and the relaxed home prices are great motivators for buyers. All of this coinciding the Spring Market which is always the best time in any 12 month cycle to sell is a strong alignment of positive forces. You want to catch this wave!!
Just wrote a blog about the tax credit - take a look, it might be useful, and depending on how long you have owned your home,you may qualify yourself on a new purchase. But at a minimum sellers are wise to realize the fact that there buyer may be among the pool of those motivated by the tax credit to act.
